Violations

  GCM is now handling our Violations Process to make it more consistent. Please see below with details as to the process. Please email compliancemgr@gcmmgt.com if you have any questions or concerns.  


Warning Violation:

  • Your first communication will be a Warning Violation Letter.
  • You will have 10 days to fix the violation offense, or contact the board.  

Official Violation:

  • After 10 days, if you have not fixed the violating offense, you will then be mailed an Official Violation Letter.
  • You have 15 days to correct the violating offense, or contact the board.  

Fines Starting for Violation: 

  • If after 15 days from the date on the Official Violation Letter the violating offense is not fixed, then you will be mailed a Fines Form. This is letting you know your fines are starting due to the violating offense.
  • Communication is KEY! Please contact the Board to discuss this further. If for some reason you need more time, you MUST reach out to us to make arrangements prior to the Fine Start Date.
  • You will be assessed $25 a day until communication and an agreement with the board on fixing your violating offense is solidified.  


Parking Violations

If you would like to report a Parking Code Violation please call 770.513.5700. This is a Non-Emergency Number to request an officer.  

        Below is criteria: 

No person shall: Stand or park a vehicle, whether occupied or not, expect momentarily to pick up or discharge a passenger or passengers:  

(A) In front of a public or private driveway;

 (B) Within 15 fee of a fire hydrant; 

(C) Within 20 feet of a crosswalk at an intersection; 

(D) Within 30 feet upon the approach to any … stop sign … located at the side of a roadway;  

Sec. 102-73. - Parking not to obstruct traffic  


No person shall park any vehicle upon a street in such a manner or under such conditions as to leave available less than 10 feet of the width of the roadway for free movement of vehicular traffic. 

 (Code 1978, § 8-4004; Code 1994, § 110-63) 

Pavilion Rental

 To rent the pavilion a refundable security deposit is required to ensure that the resident cleans up after their event. The check will not be deposited unless the resident does not clean up or there is damage. Damage is the full responsibility of the resident that reserved the pavilion. To rent the pavilion please email board@belfairecommunity.com.  Please note that you cannot rent the pavilion on  a holiday or Saturday and Sunday of a holiday weekend. Additionally, the pavilion cannot be rented the weekend of the pool opening or closing.

Belfaire Tips:

 Please slow down as your drive through Belfaire.  The speed limit throughout the neighborhood is 25 mph.  


Please park your car in your garage primarily, then drive way. It can become really dangerous for those driving through. 

HOA Annual Dues

  •  $600 annually - due in 2 installments.
  • $300 due on 2/15 and 3/15
  • Late payments will assessed as of 4/15
